Story Behind the Curve

This information represents a weighted average of the following 3 measures:

1. Percent of occupied units paying rent (excluding where GRAPI cannot be computed);

2. Percent of housing units with a mortgage (excluding where SMOCAPI cannot be computed)

3. Percent of housing units without a mortgage (excluding where SMOCAPI cannot be computed)

The weighting of the data is important because there are significantly more owned housing units than rented units. In 2021 the difference was 14,362 owned units versus 2565 rental units; however, in 2021, the percentage of renters paying 30% or more of their gross income on housing was 48.7%, versus 23.8% for home owners with a mortgage, and 16.1% of homeowners without a mortgage.

There is a significant difference between the percent of renters who spend more than 30% of their gross income on housing and the percent of homeowners who pay more than 30% of their gross income on housing.
