What is this about?

Ensuring the supply of decent homes meets the identified needs of the Island requires a balanced housing supply that includes affordable homes to rent and own. This indicator measures the proportion of the net supply of new homes that are classified as affordable homes to buy or rent.

In 2019, the net supply of new homes in Jersey was 441 of which 361 homes were built for the open market. 80 new homes were affordable homes, with 52 for purchase and 28 built for social rental. This compares to 2018, when the net supply of new homes in Jersey was 465, of which 326 homes were built for the open market, including 25 for buyers aged 55+. 154 new homes were affordable homes, with 86 for purchase and 68 built for social rental.

It is important to note that this indicator is based on the net supply of homes and change is best considered over the longer term to take into account the effect of ongoing regeneration and refurbishment programmes in the social housing sector. So, for example, 2017 saw 103 social rental properties being removed from the housing stock compared to just 16 new affordable homes being built - a temporary net loss of 87 affordable homes, which will balance out over time as replacement properties are completed.
